Conventional framing materials can be used in conjunction with timber framing to lower the cost or to achieve a different architectural style. The most frequent use of conventional framing in a timber frame is for the second floor framing. Manufactured floor joists are typically spaced 16" o.c. with 3/4" T&G Advantech sub-floor instead of using timber joists and 2x6 T&G decking. The conventional joists are placed on top of the timber girders and allow a cavity for mechanical systems. This also provides better sound reduction between floors. |

2"x12" or 2"x10" rafters 16" o.c. with 1/2" roof sheathing and fiberglass batt insulation can be used in place of timbers and Structural Insulated Panels for the roof system. |

Structural Insulated panels are a key component in an energy efficient home. To save costs, you can also use conventional roof construction together with structural insulate panels for the walls in a master bedroom, dining room, or other room of your choice. |
